@Andrew Johnson in our MLS system here in PDX... if you do not put your listing as pending within 24 hours or so... you will get a fine and a nasty gram from the board.. and believe me agents get pissed when its active only to call and the agent says it went pending a few days ago... they will then file their complaint... and rightfully so.. waste many peoples time..

@Dustin Mellor applies to every one private a company or whatever.although there is a carve out you can do a few a year and no more than 3 on the books at anyone time. but double check those numbers its close to that and you cannot advertise.. or hold your self out as a lender. if you do you will get a Nasty gram right quick LOL

My experience with 1031's is buyers screw around too much at the beginning and then scramble at the end.They do not work early and diligent enough in the process to have realistic expectations of how things work.They have not bought in so long and so they have a fairy tale idea of what property they can find for XX return.
