Hey @Andre Valdes,Rather than tear down, have you evaluated doing a gut renovation to bring the property in line with the rest of the neighborhood from a  fit & fittings standpoint?  

One of the three I tried was a company that does VA outbound calls exclusively and it seems they fit my calls in between their "big" clients so it took them a month to complete my test list of 100 numbers I had pre-screened.

there is just a ton of debt you have to take on and as we age we get debt adverse.. now in new construction we take on debt of course but we retire it.and yes its a job.. but when its in the right market cycles boy is it a good one  Can make more on one new build in 9 months than a rental house in 20 years.. so its just scale. and what you want to do .. 

I got my business in an LLC when I took over, when I heard that, called by broker, and she said, "of course we had an endorsement that covered you as well because we know you get sued also". 

I have read some books, and of course listen to podcast.  

You could combat that with value-add of course, but I have no knowledge of your market and how much room there is to raise rents.
