Should my rejection letter read something like this:We're sorry to let you know that the property at [address] is no longer available.

If you message me an address I will be able to give you numbers instantly.  

I've recently been looking through county records and getting mailing addresses for people with say 10 or more properties in my area and have even sent a few letters out with contact info.

Should my rejection letter read something like this:We're sorry to let you know that the property at [address] is no longer available.

Not knowing the exact address nor the exact shape it will be in after you have rehabbed it, it's hard to say exactly what price this place might command. 

I find that there are alot of extra costs you pay for no matter how efficient you get.

And yes I know to make money you have to spend money, I know.Im not saying I won't invest more, I just want to gain more knowledge in what I am investing in and make sure its more efficient.

This should have been addressed prior to funding as you and your agent both dropped the ball.

I already told them what I generally expected during the time they came out: floor replaced (faux hardwood throughout w/ new tile in bathroom & kitchen), new tub tiled all the way to ceiling, replace sink, replace mirror, new bathroom shelfing, new toilet, reface cabinets or new cabinets if cost efficient, new countertop, reframe all doors, replace baseboard, paint all rooms.
