It looks like you would save money on the purchase, but what do you find the quality of the homes are?

The rehab will probably not be as high quality.In the complete rehab property it will probably end up being less of an investment overall and you will get a higher quality rehab.We have mostly gone with the full rehab properties, as we feel it is a better value in the long run.

but i pay, i keep the area clean. i told the head guy some choice words after i was heated and flipped out on him... i really don't care for them at this point... i just want to know can they force me to move or foreclose on my house even if i pay the dues, keep the area clean, don't throw any parties,, etc... they don't want me calling the office any longer, i'm still going to..... i basically call them and tell them they suck at their jobs because something still isn't fixed and all they care about is my money... i do this several times a day... i could careless about them... the words i said, trust me there is no forgiving

What I've found works best to clean it is a product called Awesome from the dollar store.

We typically do as little as possible except make it real clean.

They got a 4 yr test drive and I got to do no painting, cleaning or minor repairs when I sold the house to them.

I don't think the kitches are all that taste specific, and thye have some nice luxery features like glass front cabinets and country kitchen sinks.I don't do much staging past very clean and move-in ready, but I don't think I would use Ikea furniture for staging.

In addition, banks often want a clean contract (without a lot of contingencies).
