I have bought a sfh on the east side of columbus in a tax foreclosure auction at the sheriff sale. 4/2.5 2276 sq ft bought for 140,000 ARV 199,000. with rehab costing 15,000 to 20,000.

Based on my experience, new construction has always been more expensive than foreclosures that need some minor work.

Also there was some talk of foreclosures in the past couple years and it seems as many of these houses were renovated and face-lifted, while there are still houses occasionally boarded up.1) How is the rental market in this area?

Obviously, the bank had a foreclosure going in 2015.  

We have purchased solely in the foreclosure/pre-foreclosure market.

I am hoping that even though prices will vary greatly from area to area, this might help put give some perspective on what goes into flipping a house.When we (my real estate agent and myself) found this property it was listed by the VA as a foreclosure for $45,000.

I found a deal that looks AWESOME- almost too good to be true listed online as a foreclosure. 

They are behind on taxes and facing county foreclosure.
