This will be my first flip on my own. I have bought a sfh on the east side of columbus in a tax foreclosure auction at the sheriff sale. 4/2.5 2276 sq ft bought for 140,000 ARV 199,000. with rehab costing 15,000 to 20,000. I will document my experience as I go. Now waiting for conformation of sale so I can pay and record the deed. should happen within the next 30 days..

Congrats! Make sure to have your own title search done before you pay. My title company have found missed mortgage multiple times on auction properties and you don't wanna take deed before those are cleared.  Also, 30 days is pretty rare in my experience.
