Should my wife and I buy now or wait.

Hey everyone, Not sure where I should be posting this as this is my first post, but I'm in need of some advice. My wife and I are currently looking to buy in the Sacramento, Ca area. We've been looking around for a few months now and the housing market just seems to be getting hotter and hotter. With it going up, we feel like we should try and buy now rather than pay for rent. We are currently paying $1500 for rent and our lease ends in August and would be looking for something between 200-250k range and will most likely be under FHA. So I guess my question is would you guys suggest us to wait it out and keep renting, or try buying. Will give out more info if needed. Any advice would be greatly appreciated. Thank you everyone in advance.

With investment properties when you buy can be a big issue however a personal home is not considered a investment, it is actually a liability in many ways, it is a lifestyle choice so it really doesn't matter when you buy. In the end, in most areas, it will cost you far more than it will ever be worth and will be much more expensive than renting.
