Hey Guys, I am a full-time REALTOR in Southern California and I want to start investing out of state, I've made my mind up and I am on the very early stages of this journey, I have been trying to do some research in markets around the country that could have a good potential for investing but It's overwhelming the amount of information out there taking how big this the US is, so I was wondering:What are some ideas/suggestions on starting the research process?

I'm just wondering if we should just bite the bullet and continue renting.I've always heard the 5 year number when it comes to staying in your home to be able to make up the losses from closing costs but we really need more space, and rent is so high here that it seems like buying a home and putting work into it over a few years is the smarter choice.Thanks for reading!

The problem is that the rental market is so tight here in the Boise area that the tenant has not been able to find adequate replacement housing so they have notified the property management company they "need" an extra month.I suggested they contact an attorney that specializes in tenants and property management.They were told that they really can't take any legal action yet, since the tenant is not yet in default.

We listed the property before we had even finished all of the reno and the market there is so hungry that within a week of listing the house we had a signed lease for more than we had expected to be able to get for rent (more than double the mortgage).
