Effective ways to research upcoming/trending real estate markets

Hey Guys, 

I am a full-time REALTOR in Southern California and I want to start investing out of state, I've made my mind up and I am on the very early stages of this journey, I have been trying to do some research in markets around the country that could have a good potential for investing but It's overwhelming the amount of information out there taking how big this the US is, so I was wondering:

What are some ideas/suggestions on starting the research process? What are the key things I should look for in a market? 

My goal is to identify a few markets and create relationships with local agents that can facilitate the deals for me. I want to buy and flip, but I would consider rental as well.
