It was under my understanding that since i lived in the home i could deduct all upgrades to the property and pay a prorated amount of capital gains since i lived in the property 22 out of 24 months.

I'm a wholesaler so I would like to know which calculators have worked the best especially in regards to flip / rental strategies, I'm planning to implement them into what I do to be a better resource for investors who I provide deals to.Recently upgraded to pro from a plus account last week, and I dabbled with the flip calculator but I'd like to hear thoughts from other members.

I won’t cash flow on my current property UNTIL I move out and rent the unit I’m residing in, besides the unit my tenant is renting.I think I will try to do what I can before a refi, then bite that bullet and commit to refinancing to do the significant upgrades.
