You can make your best stab at it by looking at current (< 90 days), nearby (< half a mile, same neighborhood), similar (same style, same beds, same baths, same finish levels, similar square footage, similar location) properties, and get an idea.

One thing I found interesting was that the taxpayer is in Texas, but the rental liscense holder for the property is only a couple miles away.

In my area, which is about 40 miles, plus the lake area 50 miles away, I can see an ad, see who listed it and with the address know if it's something to look into, if it is deal or not.
