Getting first replies to my first Craigslist "Bird Dog" ad. Can i get advice?

I am just now starting to get new replies to my initial craigslist bird dog ad. They are just inquiries-no specifics or details yet-i just posted on craigslist last week. The inquirers are from out of state-i am in southeast Michigan. 1) Should i "scout" for property leads by going to a real estate broker at all or is that jumping the gun? He would want his commission too. 2) How do i set up a bird dog fee structure ( what fee would you ask for if you were just starting out?) I imagine an "upfront" fee would make any bird dog deal illegitimate-would'nt it? If thats the case i would have to send my inquirer/investors a menu of local properties to choose from and then charge the bird dog fee correct? And also what do you think would be the best way to find out if my inquirer/investor is legitimate so i wouldnt be doing their work for nothing-after all it is Craigslist and they do not verify these things. Any advice is appreciated. Thank you :roll:
