Basically, you want to differentiate yourself from all the other letters.One way you can try is find what comparable rents are, and essentially put a price in your letter, subject to due diligence and full financial review, of course.

Probably best not to burn a First Time Abatement if one doesn't have to...For a small partnership that fails to file or extend by March 16, and all the partners of which timely report their distributive share of partnership items on their returns including extensions, ask your CPA about penalty abatement for small partnerships.
