But Texas is on a high right now.. its soup de jour  like Atlanta was 3 years ago..

However, multifamily properties are significantly more expensive in the area that I live in (Rehoboth Beach, DE) and my concern is centered around being able to put together a down payment on a property much more expensive than a normal run of the mill starter single family home.

There's so many more shows for couples (Celine, Britney, Cirque de Soleil), clubs and music festivals for the twenty-somethings, and even more options for the family than before (like the LINQ complex).

I'm in Florida and the house is located in Delaware if that would matter.

If the plywood de-laminates, then you'll know it needs to be replaced but if it looks and feels sturdy... maybe drying is all it needs.
