I helped my friend legally evict the tenants.... oh, they also had 3 pitt bulls... without the tenants doing any further damage.

In my opinion, they caused thousands of dollars of damage, as rectifying this will be a nightmare.

The owner does not have to accept another tenant, but any landlord that attempts to seek damages from the loss of rents will have a hard time explaining that the landlord chose not to lease the property in order to obtain a judgment against that last tenant....won't happen.

I take care of termites if they're found because those can be very damaging to the house and cost ME more money down the road if not addressed.

In Arizona that's how things are done though, in some states it's actually common for property owners to sue for damages.

While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.

If tenant causes damages to the unit or property - bill them for the repairs or you will have it to repair again next month.

If real bodily injury or property damage takes place, the waiver probably won't provide much relief.

If they trash the place, will insurance cover anything; missing/broken plumbing, soiled carpets/hardwoods, damaged drywall etc?
