It cannot be done on a whim, for certain.If you do have one of the enumerated reasons available, make sure you're registered as the LL of the property  the w/ the town where the property is located. 

I am currently looking to house hack a 2 family home in a town next to my job. 

I live in [insert state/other part of town], and don't want to drive "X" amount to do the repairs because I hate driving cross town/state! 

The larger landlords have a lot less movement possibility (often times a take it or leave it) versus the small town landlord. 

I'm living in one unit while renovating it, I work out of town as an IBEW lineman which has made it difficult to "knock out" the reno.  

I'm in RVA, too, and typically buy/hold in all areas of town.

Who are you appealing to locals or those from out of town?

If not, you must take it through town board for variance approval - this is VERY time consuming and expensive.

In a small rural town, for $80K.I am looking for revenue generating ideas.Thanks!
