Hello, I am newbie real estate investor from the Parker, CO area. I have rehabbed and profited off of two different homes of my own in the past and I just recently formed an LLC with two other partners. One of the partners will be mostly silent, but has promised to personally fund any deal that makes sense for us.

I have been lurking the posts here for over 2 years, but just recently joined and made a profile.  I always thought finding funding was the hardest part, but I am now finding (after locating a private investor and becoming partners with him) that finding the DEAL is really the up hill battle...  My goal, like most I think, is eventually freedom from my 9-5 and financial security for my family that no 401k can ever provide.

Thanks to everyone in this community for the wealth of knowledge I have gained from you.  I have a long way to go, but I think I have the tenacity to succeed.  If any wholesalers read this in the Colorado area, I would always be interested in being on your buyer list.  If the deal makes sense on paper, I know I can find the funding.

Thank you all, and I look forward to many prosperous years for all ahead!

@Joe Lee

Welcome. You hit it right on the head $ is everywhere.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to meetup.com

Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook
