NJ LandLord My tenants Lease is UP and i dont want them back

My tenants lease is up july 15th they want to renew it but i dont want too.

I want them out i told them verbally i will not renew it.  On the 15th of July they have to vacate the premises right it says it on my lease.  Is there anything else i have to do ?  If they dont leave on that day and continue to stay on the premises what can i do?

Please help

Hi Neil,

I would consult an attorney, or at least read the NJ Landlord Tenant Law: http://www.nj.gov/dca/divisions/codes/offices/land...

My understanding of the laws in NJ is that you cannot remove a tenant, even if the lease is up, unless you have a valid reason. The valid reasons are listed in the law- and could be non-payment of rent, refusal to agree to a rent increase at the end of their current lease term, or a number of other reasons.

I only have one unit, and have not been investing that long, so others here will know more than I do. Again, I'd recommend you contact an attorney to make sure anything you do is legal.
