Apparently the auctions cause a “feeding frenzy” in most cases.

@Peter Morrissey I had all baseboards replaced, including all new feed pipes in the basement on a 1200 SF ranch.

With this understood, I am looking for networking opportunities in which  I can learn perhaps attend an auction or two and give me the 101 on the area and a few experiences, good and bad~ not SPOON feed me.

My concern was that you can't  get a real feed back if you not next to the buyer.

My current employment requires me to listen to peoples issues and than I provide feed back based on what I see, so my following opinions are merely insights, not necessarily advice.The following are based on 2 conflicting notions for you to consider:1) Learn from your mistakes.

Not enough hours in the day to feed the brain...  

I am working with a couple of local realtors and they feed me leads,  one in particular caught my eye!  

Realizing where I am in my investing career, realizing that this is completely uncharted waters for me, realizing that I still have a rent to pay and a family to feed, that I HAVE to keep my budget as low as possible until I see some sort of upswing (even just a few hundred bucks), and most of all realizing that we all started from somewhere.

Does anyone have any good advice or feed back from funding their deals through a hard money lender?
