I would suggest before purchasing any rental property, you focus on reading up on Maryland Landlord/Tenant Laws, possibly attend a few rent court cases in the city/county that you are considering purchasing a property in and perhaps even find a mentor/coach that has a lot of experience in that area.  

Don't focus on the MLS -- do your own off-MLS direct marketing.

I only buy SMFR and have been focusing in Idaho, but recently it is getting more difficult to find great deals as more people have flocked to ID over the last few years.

Focusing on cash flow is super important but it has to be balanced by looking at the potential for total returns. 

Most capable folks focused on wholesaling moved from an A to a B market and found good results.

As a younger person, for example, one might be more inclined to focus on the long-term game and holding assets or land for extended periods of time.Either way, take some time to listen to the bigger pockets podcast and read through the forums, and see what jumps out at you and piques your interest.

It’s impossible to time the market with 100% certainty, so I focus on what I can control.
