There is a lot of B and C class buildings and most will require some rehabbing to get into rentable condition; however, once they are ready you can easily fill them with students.One of the challenges I've seen is the cost is high and can make it difficult to cash flow at the end of the day.

Finding quality homes on the MLS can be a challenge.

Get on the phone and/or visit your local lenders for a face to face and you find yourself immersed in so much financial speak that you need a recorder to take notes.As for the other parts of my "team" contractors are a slow and growing process as is having a very good reliable agent that also understands my criteria ( everyone's different ) and also meshes with my personality.The latter is one that I see is more of a challenge for several in this forum.

Have had challenges findings/lining-up GCs in the area (myself), so have to play the part myself.

To further clarify my initial post - I know very little about real estate but I'm hoping that a lot of what I do at work (managing in a team-oriented environment, etc.) will be useful as I go through this process. 

It seems to me that the dynamiic of leasing cycles is dependent on the economic environment of the area.  

This makes Portland challenging for out-of-towners who want a decent ROI.  

We build new construction (though it's a challenge finding land). 

I enjoy the challenge of trying to find "Deals" along with the satisfaction to potentially solve someone's problem.
