Hi BP, 

My name is Jon. I'm just getting started and I'm looking to get into purchasing SFH's to start in the greater Newark, DE area for rental properties. I'm looking to meet people in the area that are in this business network with and who are open to bounce ideas off of.

Additionally I'm looking for methods and guidance from others on how I can locate "quality" rental properties without paying retail rates.  By "quality" I mean two things.  First, I don't really have the stomach for dealing with high crime/warzone properties.  I looked into that a few years back and decided that was a path I was not willing to take.  Secondly, I want something that I can hold for a while and is in generally good shape.  Maybe rehabbed, if the quality is there (i've seen many lousy rehabs in this area that give this business a bad name) and are not overpriced.

Ideally I am looking to get 12-15%+ CoCR on each property, but I don't know if that is realistic or not in this area.  Based on the ones I've received from a realtor friend on mls, i'm living in a dream world, but I think that might just be because they're on the mls...
