I'm currently looking to get my feet wet and do a house hack in upper michigan.  

The filter was literally disintegrating in my hands because it got so wet.

After I get my feet wet I'd like to include buy & flip as part of my strategy.  

My understanding is MD is a a "Wet" transaction state.

(Does not have to be a fall, could be hit his head on a kitchen cabinet, got out of shower and floor was wet so fell,  etc)3) Not returning security deposit4) What else am I missing (major things)Thank you

The key is to put it on heavy enough like ~5 mils thick wet. 

Most first time investors will wet their beak into something more turnkey and stable as a buy & hold instead of jumping into flips or etc. 

This gets your feet wet working with contractors and understanding how to get quotes and understanding costs

Id love to knock it out of the park on my first try but I know that unrealistic so i at least want to get my feet wet with a deal that works.  

I want to get into the market and get something going before i sit on this to long and never make any moves. one big problem is everyone states use other peoples money....how do you do that? i have about 100k in a hel...
