What can a tenant sue landlord for? And how to prevent it

Hi guys,

Do I understand it correctly, that the tenant can sue a landlord for :

1) Not making repairs to the unit...To prevent this, basically just do repairs

2) Any damages that a tenant can acquire, that is kind of a broad statement and super vague. How to prevent this? Basically, a tenant can get mad for something, and "accidentally" fall and sue the landlord... Are there any guidelines on where a tenants fall would be considered landlord's fault and when its the tenant's fault? (Does not have to be a fall, could be hit his head on a kitchen cabinet, got out of shower and floor was wet so fell,  etc)

3) Not returning security deposit

4) What else am I missing (major things)

Thank you
