@Dan Hawker, You need to hold that property long enough to demonstrate that your intent in purchasing it was to hold for productive investment use (not simply to resell). 

Normally a tax lien does not need to be recorded in order to valid.

The government and most people feel that's not as productive as giving them that 30-day notice.

Today he is actually a productive citizen and pays his bills but they did take his stuff back then at least once.

@Lauren Hay-Lavitt   Tough to get a valid answer I think as the cities are so far apart in a way, that probably few investors investor in all 4 and probably few invest in 2 of the 4....I can tell you probably all 4 are on fire....lots of investors, not enough properties, prices and rents climbing so far.One though in DFW area is to be very very careful with TK.
