How do you get M to M tenants to move out by closing date

What strategy would you use to get month to month tenants to move BEFORE closing.

4plex. 3 are month to month at half market value. Need those three move out so I can renovate to get max value.

    See, all of you guys, with the exception of @Matt M., haven't been here in the forums long enough to recognize what the OP is actually asking. But this is what I mean when I talk about ugly things in real estate.

    So you've closed on this place already and you want them out before closing so you can get the reno started immediately. Bad news, Chris. The "lord" in landlord doesn't extent quite that far. If New Jersey law is anything like Pennsylvania law, you'll at least have to give them 30 days notice to find a new place to live. Otherwise, they're going to be sleeping in a cardboard box next to a dumpster. The government and most people feel that's not as productive as giving them that 30-day notice.
