My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.

@Derek Chiasson  sorry to say but dead give away to a scam.. there Is no such thing as a 1% insurance fee.You must have hazard insurance in place prior to closing... but if they are saying you buying some sort of insurance to protect the lender from default.. then your being scammed.A common one is to buy some phony policy from a company in Thailand they usually try to get 3 to 5k out of their victims for this one.Send me a PM I will help you through it..

Good, Honest, Contractors are getting hard to find...When you do they will want a good wage, just as you would..The best policy for getting the best prices on materials is to go to the home depot yourself, pick up what you need and deliver it to the job.
