Hi, I am trying to figure out what is the realistic CASH on CASH ( If i am using mortgage) or/and the CAP RATE should i target for the first Turn key rental property.

My current strength and key focus is on deal analysis.

Even if it's worth $250K :)If you can be patient and turn that property into a rental for a year then you could sell it and take $250K of gain tax free since you've lived in it for 2 out of the 5 years prior to sale. 

I researched several turn key companies when starting out, and went on the buy list with one of them but every deal was at least 10k over value for the area so ultimately I just purchased a duplex from MLS and just on board it with a PM.

I haven't bought my first property yet but I have done ample research, read many books, listen to countless podcasts and ultimately I’ve become well versed in many key REI topics.

She informed me that she has moved out of the property and wants to meet to give me her garage door opener and set of keys etc.

The key is to be authentic and not robotic.

That cost us $3000 in sort of a cash-for-keys deal.

The key whether wholesaling or investing is to save money until you can buy or partner to buy.
