Account Closed yo 100K wold probably go a lot farther in Fresno than SF - you cold purchase some multifamily properties in Fresno  and get closer 5-7% cap rate - I just spoke to an investor today who purchased 9 units for 60K and I have a feeling that he is going to do a lot better than 7% - the key is to seek out  off-market properties through some kind of marketing campaign and being consistent   - let me know if I can help you with anything in the Fresno market

That happened with in 3 days of locking up the property and it was closed 14 days later.Ideally I want to have a list of great buyers and shop for houses for them exclusively, that is how you build a great direct marketing campaign based off your buyers wants.

They say it takes a minimum of 6 mailings before you get your deal done so I'm glad to have made it half way through.I had a bandit sign campaign that yielded absolutely NO calls haha after I tried to hire someone to do it by posting them along the interstate.

However, AG contacted me soon after purchase to give me a personal walkthrough of the app, which I thought was a very classy thing to do.As for fixing the names in your campaigns Michelle Threatt , excel will do a pretty good job of it by using this formula:=MID(A1&" "&A1,FIND(" ",A1)+1,LEN(A1))*Note the space between the " "If you omit this space your results will most likely not be what you desire.A1 would be the start of your list of (backwards) names.
