Best place to start is by narrowing down to 1-2 markets to focus on, then get to know them very well.Generally speaking all markets have a top handful of brokers that control most of the deal flow.

If listing a home for sale and rent and you receive multiple lease applications, then narrow it down to 2 applicants, then ask for them to pay a fee for background checks and they look like great tenants, but then someone wants to view the home for purchase and now the seller wants to try to only sell the home, should the renters get a refund on the background check fee?
