Stuck! Turnkey rental or Land Investing

Hey I am really getting stuck in the analysis paralysis,  I am in between investing in turnkey property in indy or kansas city, or starting out in land investing and diving in their.

Looking for a little guidance my worry about investing in indy or Kansas city is that their are so many investors their I could see the value going down if rental areas start to get neglected.

Is land investing still viable right now seems as the supply has dried up and it is becoming overrun with seller financing investors already.

Land investing is a great idea.  I've done quite a few deals over the last 3 years.  With seller financing they can provide excellent cash flow.  The lack of tax benefits is something you will want to think about though.  Land is a great way to start but you may want to add in a long term strategy as well like turnkey.  Jack Bosch and Seth Williams seem to have developed a good transition from land only to land AND different structure investing.  Just my 2 cents.
