The only issue that came up during inspection was two broken rafters, a couple disengaged shingles, a few holes in the vinyl siding, and cracks in the sidewalks.

One approach might be to rehab the property like you otherwise would, which would include repairing the exterior to cover the crawlspace appropriately, and perhaps improve the drainage near and around the foundation to prevent soil erosion/shifting.  

I have lots of time to listen to the podcast and I have listen to all of them,most of them twice, now going to use the site to fill in the holes.

This saves me money to keep them and I can reuse all the existing holes making mounting everything back super fast. 

It fills in the holes left by many of the other books I've read!!

Best you can do is encourage people to leave positive reviews to overshadow the a-hole customers and hope that people really analyze the review, nit just believe it all..

And you don't need to, because if you can handle living in a hole in the ground while people mortar you and shoot at you, then you can certainly handle sleeping in a slightly rough neighborhood, while spending 5-7 days a week enjoying the posh amenities that the campus offers.

Inherited tenants are like fist-holes in dry wall; hard to deal with but they may be reason you got a great deal on the property in the first place.The whole psychology of inherited tenants is problematic.
