$21,000 foundation There has to be a better way to get this done!
I recently purchase a house to flip. I have ran into a snag the foundation is basically nonexistent.
Two major structural companies have bid the work and have quoted ridiculous pricing. If I hire a structural
engineer to draw plans then hire a concrete contractor that seems that it would be best way to save a ton of money.
Any one else have a similar problem and how did you solve it.
Any other suggestions?
Thank you,
Loren

The contractor will have to hire an engineer anyway- you will just be paying for the contractors mark-up and coordination. As an architect here is what I advise- hire an engineer, ask him for recommendations on contractors, hire the contractor and have the 2 work together to come up with the most cost effective solution.
Paying the contractor for some design and coordination time upfront will save them some time in the field.
