Evicting a house hacking tenants:very uncomfortable 

So my first house is a Duplex and my inherited tenants live next door, i gave them notice to leave in may with a move out date for the end of july, so they decide they don't want to pay last months rent so i began the eviction process. They asked me if they can use the security deposit  for last months rent i tolf thats not the purpose of the deposit. im guessing this is regula landlord stuff huh ?

Welcome to the landlord world!  Yes, this is unfortunately "landlord stuff," but luckily, most of the time the "stuff" is good, especially when you have great investment property and have great tenants.  As @Brandon Johnson mentioned, be sure to carefully screen your next tenant to at least decrease the chances of selecting problematic tenants.

Regarding their request, for a first timer you did great and followed what I consider to be protocol.  Definitely do not allow them to use the SD as last month's rent.  Consider this; if they are unwilling to pay the last month's rent given sufficient notice, are they going to also refuse to pay for any damages caused to the property that the SD is meant to cover.  Best practice (in my opinion) would be to keep the rent and security deposit separate, so everything is clear and in case things escalate, you are able to have a record of the rent payment and any deductions you may have to make from the SD.
