Their is a gray area between wear and tear and abuse.

Plus the house is nearly a tear down.

Factor in miles put on the car,  wear and tear ( people drive your car like they would a rental...),  requirement to keep it clean, inside and out, and as mentioned, dealing with Turo customer service

Most people these days are paying to tear their old cast iron out because it's corroded after 50-75 years and replacing it with PVC/ABS. 

So here a demo, meaning tearing off drywall/plaster to get to the studs- doesn’t need a permit, so you could tear that stuff out and then pull an electrical permit.

It involved tearing down walls, new conduit etc,.

I imagine they will want around $550-$600k for the sale of their house.I love this neighborhood and there is already rezoning taking place so I think within the next 5 years I could either build a single family on a flag lot, or tear down and built a multi family unit on it.

CapEx seems to run higher than $300 - just to give you an example:I am replacing a roof on a triplex I bought in 2006 at a cost of $7,500. 31 square with 2 layer tear-off plus spouting.
