I agree that vacancy may be low given it's a student rental (assuming there is strong demand in the area) but there will always be some vacancy.What updates have been done to the property?

I have a number of friends/family/coworkers offering to invest in our business, so I am leaning strongly toward using their money for transactional funding which does not appear to be very common.  

You probably should look for a partner who can bring in the cash.

Clinton this just does not happen these days.. seller financing could work.. or partner with a cash partner .. you will just waste an inordinate amount of your time if you have no cash to work with.

I am now again strongly considering it since I am going to be moving from VA to Miami in March and I feel this would be an opportunity to commit to something different.
