I am trying to do a deal in KC, MO for a SF home that is selling for well below value but most lenders want 20 %. Does anyone know of a lender that will lend based on value  without the down payment?

    @Clinton Miller,

    There is almost ALWAYS a down payment.  It just doesn't have to be YOUR money.

    It could be a partner who brings cash to the relationship / partnership / joint venture / whatever.

    Cash-poor "lone rangers" don't fare very well in REI. Learn to partner with folks who have what you lack.
