New To Real Estate and Looking For Thoughts on a Deal!

I am new to the site and very interested to getting into rentals. I have a duplex that I would like to look more into and I am interested what other investors first thoughts would be. What questions might you have? What red flags could you see? This is a rental property in a college town that would theoretically seem like a no vacancy deal year in and year out. To be honest I have listened to auidiobooks and podcasts all summer while I do my own home renovations. I want to avoid the analysis paralysis and find something!
