I use a simple excel sheet for accounting as I only manage my 5 units, but being able to syndicate my listings all over the web, integrate an online application with legit screening reports and collect rent all through one platform makes my life pretty simple.

Perhaps not the property and financing you would've chosen had you picked it as a rental from day 1, but not so horrible that you have a burning platform under your feet ... selling RE is expensive, and I don't think this one sounds bad enough to justify the transaction costs and hassle.
