This concerns me because I stated in the original purchase option contract that "buyer shall pay closing costs" and I specifically told the seller that they would not have to pay ANY closing costs.Am I missing something here, or, should I expect the seller to incur some charges during closing?

Hey Seth,I am new to the site and I am a beginner investor as well (I acquired my first property on 07/02/2013).

Much has been written about the problems with these deals, they aren't for the beginner.

I would not forego the tremendous advantage of a yard sign on account of the neighbor.As a landlord, this is not a logical concern for you to have.
