I have found a majority do not want to keep actively land lording, keep assets in a potentially unstable political climate, and only access up to 75% of the properties value versus 100% for a 1031 exchange and go passive.Within NNN there are many structures for leases, price points, rent increases with timing etc.

From the bottom to the top the wall is about 15-20 ft with another smaller wall above that that goes to the top of the original hill thats terraced and set further back than the lower wall.My thoughts are that given that its a rock wall as opposed to dirt, erosion/mudslides etc arent as much a concern, however im not sure the likelihood of the rock its being unstable and possibly crumbling over time.Any input, advice, or warning are appreciated.Thanks

Fees should be in line with market rates or those would also be signals that the sponsor is risky for other reasons like they have an illiquid or unstable balance sheet, payroll issues, etc.
