Here's the problem - in order to be fully dialed in the model needs to be unstable.

Piering a foundation can be very costly, if you have unstable soil.

The vacancies, rougher tenant base, unstable incomes, higher crime and more blight areas.

One thing I would mention though - doing STR just to save taxes often leaves you operationally unstable or too detached from the management to be successful.

I place my own tenants and make every effort to avoid unstable and seriously disordered individuals, addicts, and those actively engaging in criminal activities.

As mentioned above "up and coming" scares me especially in today's world with a somewhat unstable economy.
