Moving and Investing in a new state?

My wife and I have been looking into investing lately and are excited to get started, but we are really looking to make a move to another State across the country. We're looking for advice on purchasing an investment in an new area with little money down. We would also be needing employment when we make the move, so financing may be hard to come by. Any thoughts on how to go about this?... Would House-hacking a duplex be an option?... or do we just invest where we are now and stay a few years longer? Thanks!
