I am a small out of state investor with a few single family rentals in Cleveland suburbs.

And nobody is paying more than 550k for that cabin even with it being new construction.Its been a couple of months though so I'm curious to know if you were able to sell it or not and if so at what price.   

Would you suggest subdividing the property, building a single house, or building multiple cottages/ tiny homes?

There are many ways to house, and even more way to plan for the future with 1031 exchange and Primary Residence strategies!

We have onboarded 10+ units lots of time and even 100 in a day.

Also my LLC is a single member.

This was the single largest contributor to the significant under performance of the investment.

I mean how else would Sellers (or even perhaps buyers) know that you own a neighborhood? 

The same goes for an excessive number of small holes, like a single wall with 40 nail holes.
