We just finished up our last project in OC and looking for our next flip, preferably single family.

I have found that multifamily properties tend to cash flow better than the single family homes. 

I would love to be able to bundle them into 1 loan, but have not found a lender who can loan on a single property under $100k, even when bundled with the other one. 

Purchase price: $122,000 Cash invested: $41,000 Single family home.

I own one rental house in Cypress, but with the current market I have not been able to find another existing single family home to buy that looks like a good investment. 

Purchase price: $450,000 Cash invested: $650,000 Sale price: $1,600,000 New construction of single family

Demo'd it and build a new 6,200 sq ft single fam. home (modular construction).

But I'm having trouble finding any properties that I could rent, BRRRR, or flip where I would even break even—let alone clear a profit or cash flow.My question is: When you hear that I'm essentially doing 100% financing, does that make it clear to anyone what strategy would be best?
