Small Rural Acreage Ideas - Lavaca County, TX

I now live out of state, but I still have a 4 acre property near the crossroads (on 111 & near 77) in Lavaca County, TX that I need to do something with. I have debated about moving a house onto the property and either selling or renting the property or subdividing the property with multiple homes or even several tiny homes. I would love a ideas on what you think might be best to do in the current market and may even be interested in partnering with someone if the numbers work for both parties. After a bow is put on this property, I have another 35+ acre property in Jackson County, TX along FM 822 (Old Navidad Road) that I may have the opportunity to do something with. I will definitely need help with this one, because it is currently landlocked and will need either a road and crossing over the river, or it will need deeded property access through a 3rd party. There are good relations with the neighbor so this likely wouldn't be terribly difficult to pull off, but I haven't ever developed a property from scratch so I would definitely like the opportunity to partner with someone on this to help ensure the success but first I want to finish the smaller property to have sufficient funding available if it is needed. Any ideas for the 4acres on Highway 111 in Lavaca county would be greatly appreciated.
