I've been around houses/building/construction my entire life and a weekend of painting and polishing floors sounds relaxing to me. 

I polish and repaint, pay attention to curb appeal and all those things that bring in great tenants. 

Tenants will never care about how you were on your hands and knees polishing those wooden floors caressing them with all your love.. and bloody palms.On the other hand, in a low income house you really do not NEEEEED to put in hardwood floors.

Be sure to polish up your 'negotiating skills' so you stay in control during these conversations!

We are focused on long term investing and after a few polished up deals will be looking to employ BRRR.  5 year goal is 50 units and $50k cash flow.  

It's much easier for you and the tenant to replace flooring between tenants especially if you are going to polish or refinish hardwood. 

Put as much polish on that tu*d as you wish and it will still never shine.
