Hey Everyone, 

So I'm brand spanking new to the community, and I'm looking forward to learning from all of you here. I would like to first venture into wholesaling here in the Phoenix area specifically the East valley but I'm open throughout. I think my biggest draw back right now is where do I start in regards to finding a seller that's motivated. Would love some feed back on this! :)

Hello and welcome to BP @Bruce Hatton Jr. If you want to find motivated sellers, you're going to have to hustle because there are a lot of wholesalers out here and the competition is high. You'd probably want to start a direct mail campaign and set a good advertising budget for it. Another idea is to get a website advertising that you can get their house sold quickly, no fees, etc. Property Radar and List Source seem to be popular sites to get lists of foreclosures and out-of-state owners so those may be good places for you to start.
