Rundown and distressed properties sell just as fast on the MLS as they do off-market nowadays!

So give those folks the choice...go pick veggies or lose your welfare payment.

Nowadays with social media you can get a good idea of how they run their business.

I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)

funding land flippers as a capital partner is my latest thing.. since finding lenders for land is very difficult. continue to fund small developers soft costs for % ownership.and continue to be capital partner for flippers and BRRR folks

I second all that has been said above - all of those folks referenced have been really helpful to me and have added lots of value to so many BP community members, especially in our local marketplace.

I have found that going that extra mile, like the couch covers etc and making sure the person with the disability has the easiest time visiting our place.As someone with a disability (I have a degenerative neurological disorder) and use a cane, I like to make sure folks with similar issues have a good time.

Are there folks who do not operate this way?
