I have read multiple books and also attend REIA meetings regularly, but I wanted to reach out to the local and larger community on here to see:*Where are you all finding the most success locating motivated seller leads and also buyers for those properties who can then become a consistent purchaser?

The best part is that you know none of them have a financial interest in leading you astray, and many of them have quite a bit of experience.

But we all know that some homeowners respond to  that personal, yellow letter approach.Companies like ours don't just provide a national brand, but we also provide the marketing and lead management systems that help our licensees or franchisees to succeed.For you guys who are newer, I think there WILL be great value to being part of a national brand like ours or HomeVestors - when you are READY for that.

I have a natural draw towards the "flipping" sector, as my background tends to lead me in that direction, but at this point only consider this as a secondary form of investment, wanting to invest the majority of my time and money into buy and hold properties.My short-term goal would be to flip a few homes to help develop substantial capital to purchase my first multifamily property (triplex/quadplex), in which I would like to live/rent/self manage.

Ask them if they would be interested if you would be willing to negotiate your commission. 1.5% of a $300,000 sale is better than 0% and this is also a good way to build up a clientele base that leads to referrals.
